OUT OF STATE REAL ESTATE BROKERS
A Broker from another State licensed and actively engaged in the real estate brokerage for three or more years may qualify for a waiver of the first 90 hours of Broker Education.
However, applicants MUST still complete the TWO - 30 hour Broker Education modules on Agency / Ethics and Office Management.

TO QUALIFY FOR A BROKER/ SALESPERSON LICENSE
IN NEW JERSEY, AN OUT OF STATE BROKER MUST
* be of good moral character,
* be a US citizen or legal resident,
* be of legal age (18),
* have a high school education or
* secure a waiver from the New Jersey
Real Estate Commission for the first 90
hours of education
* must successfully complete 60 HOURS
of pre-licensure education IN
ETHICS/AGENCY AND OFFICE
* sign an irrevocable consent form
agreeing to be open to suit in New
Jersey state courts if they violate New
Jersey license laws and / or rules and
regulations of the New Jersey Real
* Pass the New Jersey Real Estate Broker
* Pass a personal background
* Apply for the Broker license or Broker /
After completion of both 30 hour modules applicants must submit to the Education Qualification Section of the Commission their completed package along with the school certificates.
Following review and approval, the applicant will be mailed a Certificate of Examination Eligibility, which may be used to make a reservation to take the State Broker's license examination.
An applicant must pass the broker license examination and apply for and request the issuance of a license as a broker or broker-salesperson not later than one year after their successful completion of the broker pre-licensure education requirements.

Out of state brokers who are applicants for the New Jersey Broker / Salesperson license and who qualify for the 90 hour General Knowledge Waiver, must complete a program which requires that students complete 30 hours of pre-licensing course curriculum in Brokers' Ethics and Agency Law and 30 hours of Office Management, with the categories and hours as prescribed by New Jersey Statute and Rules in effect on the course completion date:

* Obligations to properly qualify or pre - qualify prospective
BROKERS' OFFICE MANAGEMENT
* Office management requirements imposed
upon supervising brokers of main and branch offices
* Record / Keeping requirements - escrow account records
* Importance of adequate supervision and training of other
licensees to assure compliance with license law
* Instruction on proper qualification and pre -qualification
* Statutory and rule requirements pertaining to contracts,
leases, listing agreements and broker advertising
* Environmental concerns
* Instruction on licensure requirements and procedures
applicable to license applications, transfers, changes of
broker address, branch offices, etc., and office closing
